What should you look for when investing in property in 2022?

Following a turbulent two years for everyone, the pandemic has shifted focus onto what really matters to people. A new work-life balance is high on the agenda for employees, companies have off-loaded their expensive high street real estate offices and it’s also changed the landscape for tenants within the private rented sector.

Remember, as a landlord, the tenant is your 'customer' and you must always cater to your customer as best you can.

Throughout 2020 and 2021, we have seen a high demand for properties with gardens, or some form of private outdoor space, and this is highly likely to continue in 2022.

As we adjust to living with Covid, and people return to the office in larger numbers, being within close proximity to work or to convenient transport links will feature more highly in people’s thinking when looking for a new property - but perhaps the most in-demand feature will be a 'home office'.

Over the last two years, everyone has got rather used to working from home, and many have struggled to do so from their bedrooms or their dining room table. Having a designated office within their home will be highly attractive to many tenants who will continue to work from home for the foreseeable future, even if only for two or three days a week.

The 'home office' could be located within the third or fourth bedroom upstairs, a second or third reception room downstairs, or in its own designated space in the loft or converted cellar. As a landlord, you may wish to have a fitted desk and filing space to suggest to prospective tenants that a particular room in the property could be used as an office, or you could consider providing office furniture such as a desk and office chair, or installing working-from-home friendly features such as networking sockets, usb chargers in the plug sockets and the all-important fast internet connection.

As the world moves on and adapts to the 'new normal' post-pandemic, it’s important that landlords do too when looking at their property investment options.
