The EPC Crisis.

New figures released today by property tech firm Sprift via Letting Agent Today suggests that 60% of UK homes have poor EPC gradings. After analysing EPCs over a 10-year period in England and Wales, almost two thirds of properties received a grading of “D” or below.

Meanwhile, only 0.2% of properties in England and Wales were graded with an “A”, the highest grading, and therefore being the most energy efficient homes. With the now defunct “Green Homes Grant” a disaster, this spells trouble for Landlords who will be required to make improvements to their investment properties in order to be compliant and comply with the Government’s target of a minimum grade “C” by 2025.

If your investment property’s EPC is lower than a “C” at the moment, then it may be beneficial to take action now, before prices to rectify the poor grading begin to increase when approaching the deadline. Remember, if you are not compliant you cannot renew the tenancy, re-let the property or serve a valid notice to quit on your Tenant.

If your current EPC’s fall below the current minimum grading, then the 3 main actions you can take are:

  • Check and if necessary install insulation to the flooring and loft spaces in the property
  • Install low energy LED lighting throughout, if not already
  • Look at replacing the existing boiler if it's an old one – a new, modern boiler can have a massive effect on the grading of an EPC
