You may have seen or heard that the Government recently commitment to the Rental Reform White Paper proposals, suggesting they’ll be with us sooner rather than later. The proposed changes will be the biggest overhaul of the Private Lettings Sector ever!

The major shake-up proposes steps such as the abolishment of section 21 notices, changes to rules around accepting pets, arbitrary rent review clauses, doubling notice periods on rent increases, giving tenants stronger powers to challenge proposed rent increases, the introduction of a compulsory Landlord Ombudsman and a Compliance Portal open to the public domain, meaning Tenants, Trading Standards and local councils will have oversight of your portfolio and compliance matters.

Other changes include moving tenancies onto a single system of periodic tenancies, meaning they can leave poor quality housing without remaining liable for the rent or move more easily when their circumstances change.

Furthermore, local Councils will have stronger powers to tackle the worst offenders, backed by growing enforcement teams and increasing fines and penalties for serious offences.
